The STR Laws and Essential Best Practices Seminar can be a stand-alone seminar, or it can be Part 1 of 4 seminars for students who want to earn the STR Certification.

This course is the approved education requirement for applicants wishing to obtain an STR/STVR/VH business license, registration, or permit in several cities. Some states may also allow for real estate CE. The curriculum contains the core information officials want STR owners, hosts, property managers, realtors, and vendors to know. A student who provides a certificate of seminar completion within an application process tells the officials that the student understands core STR practices.

Students who pass the STR Laws and Essential Best Practices Seminar will receive a Certificate of Seminar Completion. This highly-rated and popular course is ranked within national and international "Top Ten" training course lists for STR and property management. The seminar curriculum is part of a longer course that has been reviewed and approved through Higher Education Divisions and Real Estate Commissions in several states. The content is secure from being influenced by commercial interests. No sponsorships, endorsements, or advertisements are accepted or allowed. Certain brands or locations may be mentioned in discussions or used as examples for instructional purposes. Students must complete their own research before making business decisions.

This is a four-hour seminar about essential elements of STR management. The STR Laws and Essential Best Practices Seminar can be a stand-alone training course or the first segment within the more comprehensive STR Certification Course. This seminar is not the complete STR Certification Course (which requires at least 14 hours of lectures, assignments, and discussions covering more topics, with a more comprehensive exam).

Some cities require the full STR Certification Course, so please check the ordinance or the information the city provides about their education requirement to ensure that the city also approves the STR Laws and Essential Best Practices Seminar for the city's STR education requirement. (The other three segments of the STR Certification Course series can be taken separately from this seminar.)

For many people, Vacation Home/Short-Term Rental (STR) management seems as simple as listing a home for rent to guests for short stays on a reservation site like Airbnb or Vrbo.

But STR is much more complicated than a simple listing. STR owners and managers are responsible for the safety of guests. And poorly managed STRs are negatively affecting other STR hosts, sister industries, and local communities. STR requires planning, sound business management, regulatory compliance, clear communication, and appropriate monitoring of each guest's stay. In this seminar, we review resources, laws, practical tools, systems, and best practices that can help hosts manage code-compliant, safe, enjoyable, and profitable STR businesses.

Requirements

There are no prerequisite courses required to register for this seminar.

Attendees need to use a computer that is equipped with a camera, sound system (for listening to the lecture and responding within discussions and quizzes), and ZOOM app capability, in a quiet location where the student will focus attention on the course for 4 hours.

Seminar students will receive a copy of the e-textbook, Vacation Rental Management 411, as a reference. It is limited for download to one device.

The seminar is offered on a specific date and time. Students must attend the complete 4 hours of ZOOM instruction, and pass the exam within an hour of the ZOOM session. Please calendar your attendance accordingly. Only registered students are allowed in the ZOOM class.

The seminar course is pass/fail. Students must earn a score of at least 80% on the ZOOM session coursework and the exam. This isn't a simple webinar. The seminar contains vital information that STR owners and managers need to know. The ZOOM seminar lasts four hours (with two short breaks).

To receive the STR Laws and Essential Best Practices Seminar certificate, a student must:

  • Register for the seminar.
  • Review the e-textbook, Vacation Rental Management 411 (provided to registered students to prepare for the course and use as a reference).
  • Log in to the ZOOM session at least five minutes before the seminar begins.
  • Be present and participate when called upon or within discussions during the ZOOM session for the entire 4 hours.
  • Complete the online exam within an hour of the ZOOM seminar session.
  • Pass the final exam with a score of at least 80%.
  • Students taking the course to fulfil a city's application requirements may need to take the exam specific to that city (the exam links and access details are shared in the last seminar module). Students should review the city's STR-applicable ordinances to prepare for exam questions specific to a municipality requiring the seminar certificate within their registration, license, or permit application process.
  • Pass the certificate review process (evaluation of ZOOM attendance, quiz scores, and exam scores).

To be fair to all potential students, we cannot allow no-show or cancellation refunds. There will be a $25 processing fee for qualifying changes to the registration.
