Managing a Vacation Home/Short-Term Rental (STR) property is somewhat similar, but in many other ways, significantly different from long-term rental (LTR) and hotel management. With so much misinformation being spread about "passive income," "remote management," "minimal investment" 'Airbnbs,' and "co-hosting," it's no wonder that STR is a confusing and misunderstood industry for most people. Much of the multi-property "management" webinars deliver liability-heavy advice that too often results in seemingly thriving businesses quickly crumbling like a "house of cards." And too many tragedies have happened when STRs were not correctly managed.
STR property management can be profitable and enjoyable. This seminar explores the strengths, opportunities, weaknesses, and challenges of managing one or more STRs. A homeowner can manage primary and secondary investment homes or contract with a local professional (PM). It's important for the homeowner and the management team to understand the laws, systems, tools, and best practices of STR investing and property management.

This 4-hour seminar is part of the approved education requirement for applicants wishing to obtain an STR/STVR/VH business license, registration, or permit in several cities. Some states may also allow for real estate CE. The curriculum contains the core information officials want STR owners, hosts, property managers, realtors, investors, and vendors to know. A student who provides a certificate of seminar completion within an application process tells officials that the student understands core STR practices.
Students who pass the STR Property Management and Investment Seminar will receive a Certificate of Seminar Completion. It can be a stand-alone seminar (4 hours) or the fourth segment (Part 4) of the more comprehensive STR Certification Course (12 hours in total, with this seminar as part 4 of four seminars). This highly-rated and respected course is ranked within national and international "Top Ten" training course lists for STR and property management. The seminar curriculum is part of a longer course reviewed and approved through Higher Education Divisions and Real Estate Commissions in several states. The content is secure from being influenced by commercial interests. No sponsorships, endorsements, or advertisements are accepted or allowed. Certain brands or locations may be mentioned in discussions or used as examples for instructional purposes. Students must complete their own research before making business decisions.
For many people, Vacation Home/Short-Term Rental (STR) management seems as simple as listing a home for rent to guests for short stays on a reservation site like Airbnb or Vrbo, or signing up to co-host a sublet unit. But STR is much more complicated. It isn't "passive income" or a business that can be casually or remotely managed. And poorly managed STRs are negatively affecting other STR hosts, sister industries, local communities, investors, and property managers. STR requires planning, sound business management, regulatory compliance, clear communication, and appropriate monitoring of each guest's stay. Reservation agreements and systems can help hosts avoid costly liabilities and problems while increasing profitability. STR management and investment can be code-compliant, safe, enjoyable, and profitable.
There are no prerequisite courses required to register for this seminar. It is highly recommended, though, that students complete the STR Laws and Essential Best Practices Seminar (along with the Vacation Home Design and Maintenance and STR Reservations, Marketing, and Systems Seminars) before taking this course. Attendees need to use a computer that is equipped with a camera, sound system (for listening to the lecture and responding within discussions and quizzes), and ZOOM app capability, in a quiet location where the student will focus attention on the course for approximately 4 hours.
Seminar students who completed the STR Laws and Essential Best Practices Seminar received a copy of the e-textbook, Vacation Rental Management 411. The e-textbook or the softcover book can also be ordered through the author, the publisher, or most online bookstores (see www.strcertification.com).
The seminar is offered on a specific day and time, with multiple date options listed on the registration calendar.
Students must attend the complete 4 hours of ZOOM instruction, and pass the exam within an hour of the ZOOM session. Please calendar your attendance accordingly. Only registered students are allowed in the ZOOM class.
The seminar course is pass/fail. Students must earn a score of at least 80% on the ZOOM session coursework and the exam. This isn't a simple webinar. The seminar contains vital information that STR owners and managers need to know. The ZOOM seminar lasts approximately four hours (with two short breaks).
