DESCRIPTION: 
In this lesson, you must learn how to evaluate and record rental revenue. You will learn alternatives for handling rental cleaning deposits and what to do with payments of the first and last month's rent. Rental refunds and deposit refunds will also be addressed in this lesson. Expenses paid by the tenant on behalf of the owner, and receiving services from a tenant in lieu of rent will be reviewed. We will also study lease cancellation fees received by a landlord.
You will learn in another course about cash and accrual accounting. In my 45 years of doing tax returns, I have never encountered a personal tax return (1040) that was on an accrual basis. Yet, there are a few items in rental accounting that lend themselves to optional treatment. These will be discussed as we proceed in the course.
