Okay, so now we want to talk about reviews. And reviews are very important for your Google My Business listing to stand out, as well as to rank. And if you look, I did a real quick search for real estate agents near me. And if you'll see there's a bunch of agents listed, if you'll notice, there's actually no one doing ads in this area, which is kind of surprising. It thinks that I'm out in a rural area, because it's based on my internet connection, IP address. And so it's kind of giving you actually a really good sample source of that notice that these people have not put in their website, or directions, which is really kind of interesting.

And they don't have reviews, even though they're ranking number one. What this tells me is that these two listings probably are really close to wherever my IP addresses originated out of. If I was to look here, I don't know if I can find them. Yeah, I don't, I don't know where they are. So I'm guessing again, these are probably really close to where Google thinks I am versus that they're the best result. But notice how the ones with reviews actually Stand out the Southern Ocean homes as well as this Keller Williams agent here, stand out above all these other ones more likely the users going to want to select one of these two, if that's what they typed in.

So let's look at the reviews for a second. And if you notice here, what did she do? Well, she's Stephanie's actually following what she thinks the broker wants, what for compliance purposes and adding in these additional things, and these things should be moved to the category section. So she didn't have to do that. And although this is important for your broker, it might be something that you would list as a secondary line item, or something, I would probably remove this or put this on the end of it, I would put you know her name first because that's what people are going to probably search for, just as another way to find it. So we'll do what we'll do at the end is probably do a few Google My Business reviews and if you want to submit yours to be reviewed, I'll do that as well.

So first, let's look at the reviews. If you remember from the last class, we talked about about local guides being a very good reviews. So this review from joy is, is excellent because she's considered a local guide, which means she's she's doing more reviews eight, which isn't very many, but she's doing more reviews than say other people. So Google sees that she's on online interacting with the platform. And so her her review is a little bit more trustworthy than others. Whereas you can see on like, this review here from Robin isn't very good, because it's only one review.

This is the only review she did. Robin could be Stephanie's mom or something. Her best friend and so this is all five star reviews. And that's you know, that's great. Let's look at one where there's reviews aren't so good. See, see how REMAX center isn't even on this list and because it has bad reviews, so let's see where it ends up.

It's all the way down here, but it's also mixed in here. So why is that Josh? Well, a few reasons. One is notice that there page a little bit more optimized has an actual physical address. It's not a person's home. So it's actually a commercial location.

And so and it may be closer to me than these other ones. So my guess is the fact that it's higher than the others is because one of its proximity also, because it's using a commercial location. And it has a slightly much more optimized post, even though the reviews are low. And so that's my guess. And we'll never know, you know, Google will never tell us why that is. But you can see which ones stand out.

And that's the point of the reviews. So you want a lot of reviews. And so one of the best ways to ask for reviews is at the end of a transaction, someone's happy with you. And then you can just present them with the option review, say, Hey, you know, one of the ways that we judge our success, having served you well, is whether we can get a five star review from you on Google or not. I would only send them one choice. In another class, we're actually going to talk about the different tools that you can use to generate more reviews that generate citations.

We'll review each one kind of compare them. And then you can kind of decide is it worth investing in these tools or whether you're gonna do this manually and specifically ask them to just, you know, Google you and then review you. Which can also work as if you have a sort of a small business where you're like a real estate agent, for instance, it's closing maybe 20 deals a month, I mean, 20 deals a year. You can ask ask those people individually because you probably have a very close relationship with them. To give you a review, and it doesn't take a lot to stand out. As you can see, even if you had just one review you would probably stand out because you'd have those stars here.

What was good to look for is one that has a fake review that you can see. You can see that these reviews on this one. These are all by local guides kind of suspect to be honest. But I'm guessing that these are like 87 reviews. Let's look at this. Let's see where wow Okay so wanted to find some reviews that were Maybe not as good and maybe potentially even fake.

And when I did a search for Atlanta real estate agents, I noticed this one here is probably not their their address, they actually are failing to link to a bunch of different categories. So this could actually be more optimized than it already is. But still, they're good. They're top Orlando real estate agent. I love this and doesn't have any reviews. But clearly this is going to be a violation for Google's Terms of Service.

So don't do this. Please. I don't want to catch anyone that's taking my class doing that. Atlanta homes and real estate. Another one that is very laughable again, someone who deserves to lose their Google My Business listing. This is kind of interesting photo for that.

I'm looking for fake reviews. Now. Zack clearly is Zack team is clearly doing this at a really high level. And they're crushing it and they're popping up everywhere. That's one of the reasons why, but it's gonna be really hard for me to find a fake review in this mass. So he could have gotten a lot of fake reviews and then supplemented it with real reviews and no one will ever know.

Let's continue to look. One thing to note about this Atlanta real estate agents search is that notice how everyone has everyone that's on this list has reviews on except for this one. But it's important to see that because you know not every area is going to be as competitive as your metro Atlanta area metro area is going to be one comical review that I found while searching was this one for this fake listing homes for sale Atlanta area and has a review for a restaurant. That's amazing has probably the same address as the fake listing here. Okay, so actually one of the best examples of a bad review that you should not do is one from myself. So on my old real estate team I had reviewed myself twice ECG Jarvis here.

And then you can see my own review of my own company here. When I first started this Google My Business because at the beginning, I tried to over optimize this business listing as well. Just like a lot of other people that you saw on this video, and so don't do this. You don't want to get flagged and lose your Google My Business listing and have to start all over on a particular remember in the beginning, we talked about how you wanted to get your name, address and phone number kind of locked in with Google, well, if you lose your Google My Business listing or get flagged, then that name, address and phone number will now also be flagged. So don't, don't do things like this where you create your own reviews, go ahead and get yours organically. At the very least get friends and family to give you a review and not someone that's obviously not.
